A ranch house past town on a Tuesday, a river place near the Medina come Thursday, then a couple selling a dude-ranch spread who need the saddles, tack, and furniture cooled until their next property closes. Dude ranches, the Medina, and the long approaches
Bandera sits southwest down SH-16, the self-styled Cowboy Capital of Texas, with its dude ranches, the Medina River, and rural places strung along the back roads. Most of these properties hand us long gravel approaches, river verges that go soft, and barns or tack rooms joining the haul. One of us drives the approach at the estimate, finds packed ground where the rig stays steady after a rain, and decides whether the big truck rolls all the way back or a smaller shuttle handles the last leg. We count that into the figure during the walkthrough.
Tack, trophies, and a cooled unit out of the heat
A ranch move carries its own quirks: tack rooms, saddlery, trophies, the occasional upright piano in the main house. Each one is padded and built into a crate on the spot, leather and silver in wraps of their own.
